Estimator (New Build/Refurbishment)
We are working with a top construction firm who work predominately in the residential sector, but this will also expand in to some commercial properties.
The projects will be a blend of new build and refurbishments ranging from £500K – £5m across London and the South East.
We are looking to recruit at Assistant or Intermediate level, but being a large organisation there is lots of room for growth and progression in the short and long term.
*Ensure that HSE&Q standards, operating processes, company policies and all legislative requirements are understood, implemented and adhered to at all times.
*Undertake and manage the coordination and final preparation of tender documentation.
*Liaise with the commercial and business development teams
*Develop awareness of clients’ processes and procedures for bid evaluation.
*Effectively plan tenders to ensure timely and accurate preparation of tender documentation.
*Understand local government needs and aspirations including best value and the audit commission/executive service inspection.
*Prepare tenders from architect’s drawings, specifications, bill of quantities, pre-priced schedule of rates supplied by the client, including detailing materials necessary for the contract to achieve specification.
*Identify project risks, develop and produce a risk register to assist in the decision making and cost management process to facilitate calculation of contingency amount.
*Understand business development and the bidding market place including competitor environment and market forces (regional variation).
*Compile and present statistical data for pricing/bid analysis, interpretation and explanation of data.
*Understand labour productivity measured as output per worker and output per labour hour.
*Ensures tender programmes and specific methods of construction are developed with the technical and operations teams.
*Manage tender process to seek and establish project prices from sub-contractors including terms for works to be carried out under the contract.
*Evaluate, engage and negotiate on price documents.
Skills and Qualifications
*Quantity surveying degree or equivalent.
*Minimum 3 years’ quantity surveyor or estimator experience is desirable.
*Track record of winning profitable work.
*Good grounding/training from a recognised main contractor
*Good understanding of business development and the bidding market place.
*Working knowledge of marketing and economic factors.
*Organisation and project management skills, able to prioritise.
*Excellent communicator with strong interpersonal, presentation, influencing and negotiation skills.
*Proven track record in the development of cost models and predicted life cycle costs.
*Strong practical knowledge of construction work types and methods.
*Awareness of commercial aspects including standard forms of contracts, conflict management and dispute resolution.
